Concrete Choices for Delphi Homes
Delphi dates to 1828, and concrete contractors working here run into homes from many eras. Named for the ancient Greek site, it was platted that year and named seat of Carroll County within months. Population edged up from 2,893 in 2010 to 2,961 in 2020, living in 1,182 households. Since the city already has 1,325 housing units, nearly every project is an upgrade or replacement at an existing house. Here is how we help owners decide what to build.
Plain, stamped or exposed?
The finish is the biggest choice after size.
- Broom finish. The standard for driveways and walks. Good grip, low upkeep and the simplest to repair later.
- Stamped Concrete. Pressed with a pattern such as slate, brick or cobblestone and colored. It looks like stone but needs resealing every few years.
- Smooth trowel. Suited to garages and sheds, where you sweep. Too slick for outdoor steps.
For a home near the Delphi Courthouse Square Historic District, a simple broom-finish walk usually fits the street. A stamped patio out back gives you the decorative look without changing the front of the house.
Canal town ground
A stretch of the old Wabash and Erie Canal through Delphi has been refilled with water and is the focus of the town's canal activities, with the Wabash & Erie Canal Interpretive Center as its visitor center and museum. The city sits at about 617 feet. Wherever ground is low and close to water, we take extra care to check how wet the subgrade is before pouring. If it is soft, we dig it out and build up compacted stone so the slab has firm support.
What we pour in Delphi
- Concrete Driveways: tear-out and replacement, widening, and new drives where there was gravel
- Concrete Patios: new patios and larger replacements for small, cracked ones
- Stamped Concrete: patios, walks and pool-free backyard spaces with a pattern
- Sidewalks & Steps: front walks and steps rebuilt with even risers
- Garage & Shed Slabs: new floors for detached garages and outbuildings
- Concrete Repair & Replacement: crack repair, resurfacing and panel replacement
Concrete and old trees
Older streets often have mature trees close to the walk and drive. Roots lift slabs, and cutting the wrong root can harm the tree. Before we replace a walk near a big tree, we look at the root size and location. Options include curving the walk around the root zone, using a thicker reinforced section over a root, or consulting an arborist. We would rather adjust the layout than lose a tree you care about.
After the pour
Keep foot traffic off for a day or two and cars off for about a week. Keep the surface damp for the first several days, or follow the cure plan we leave you. No deicing salt the first winter. After the slab has cured for about a month, a penetrating sealer helps keep water and salt out. Reseal every few years. Fill any crack that opens before winter so water cannot get underneath.
Old brick and limestone neighbors
The National Register list for Delphi is long for a small city: the courthouse square district, the Carroll County Courthouse, City Hall, the Methodist Episcopal church, the Niewerth Building, and the Barnett-Seawright-Wilson and Foreman-Case houses. Around older buildings like those, new concrete has to meet old masonry. We set an isolation joint where a walk or stoop touches a wall or foundation, so the slab can move without pushing on the old work, and we slope it so water runs away from the base of the wall instead of soaking in. We also check whether the City of Delphi or Carroll County requires a permit, especially for work at the street.

Delphi Questions
Is stamped concrete a good fit for an older Delphi home?
It can be, especially out back. Many owners keep a plain walk at the front so the street view stays traditional and put the stamped work on the patio.
Do you drive out to Carroll County?
Yes. Delphi and nearby Carroll County towns, Flora among them, are inside our service area.
What should a written concrete estimate include?
Size, thickness, base, reinforcement, finish, joint layout, curing plan and cleanup. If any of these are missing, ask.
